A 3/4 bathroom has three of the four bathroom fixtures: a toilet, a sink and a shower, but no tub. A full bath has all four (toilet, sink, tub and shower), a half bath has a toilet and a sink, and a quarter bath has one fixture, usually a toilet. Listings add them up, so “2.5 baths” usually means two full baths and a half bath, but there’s no single official rule for the decimals.
Full, 3/4, half and quarter baths
| Kind | Fixtures | Smallest room in our plans |
|---|---|---|
| Full bath | Toilet, sink, tub and shower (a tub with a shower head counts) | 5 × 7 ft |
| 3/4 bath | Toilet, sink and a shower, no tub | 5 ft 3 in × 6 ft |
| Half bath | Toilet and sink | 2 ft 6 in × 6 ft 9 in facing, 5 ft × 4 ft 3 in side by side |
| Quarter bath | One fixture, usually a toilet | 30 × 60 in |
Fixtures as the RESO Data Dictionary, the data standard listing services use, defines each kind. Smallest rooms from the BathDraft layout planner with an elongated toilet and a 24 in vanity.
The edges blur. A room with a toilet, a sink and a tub but no shower is a full bath to some and a 3/4 bath to others, and a quarter bath can mean a toilet alone or any single fixture, like a lone sink or an outdoor shower. A powder room is another name for a half bath.
How listings count bathrooms
- 2.5 baths usually means two full baths and one half bath. It could also mean one full bath and three half baths, if halves are added up.
- 1.75 baths can mean one full bath and one 3/4 bath, or one full bath, one half and one quarter.
- Do two halves make a full? Some agents add them that way; others list every bathroom separately and never add halves together.
- The data standard skips the decimals. RESO’s dictionary counts each kind on its own and advises against decimal bathroom totals, so ask what a listing’s number stands for.
One layout for each kind, drawn to scale
Each plan is the smallest room our layout planner found for that set of fixtures, at the 2021 International Residential Code’s clearances. Open one to try your own room.
- Toilet centerline to the side: 15 in
- Clear in front of the toilet: 30 in
Quarter bath: 30 × 60 in
A toilet alone needs 15 in from its centerline to each side, so 30 in of width, and 21 in of clear floor in front. The plumbing code gives a toilet compartment as 30 × 60 in (IPC 405.3.1), which leaves 30 in in front of a 30 in deep toilet. The door swings out.
- Toilet centerline to the side: 15 in
- Clear in front of the toilet: 21 in
- Clear in front of the vanity: 30 in
- Sink centerline to the side: 15 in
Half bath: 5 ft × 4 ft 3 in
Along the wall: 15 in from the wall to the toilet’s centerline, 30 in to the sink’s, and 15 in from there to the other wall, 60 in in all. Out from the wall, the toilet’s 30 in plus 21 in clear is 51 in. The door opens beside the sink, or swings out. More sizes and layouts: half bath dimensions.
- Clear in front of the shower: 40 in
- Toilet centerline to the side: 15 in
- Clear in front of the toilet: 21 in
- Clear in front of the vanity: 21 in
- Sink centerline to the side: 18 in
3/4 bath: 5 ft 3 in × 6 ft
A 32 × 32 in shower is a little over the code’s least (900 sq in, at least 30 in across). It shares a wall with the toilet, 15 in from the toilet’s centerline, and the vanity faces the toilet with 21 in of floor between them. A more usual 3/4 bath is a 5x8 with a 60 × 32 in shower base, drawn in the 5x8 bathroom layouts.
- Toilet centerline to the side: 18 in
- Clear in front of the toilet: 30 in
- Clear in front of the vanity: 39 in
- Sink centerline to the side: 15 in
Full bath: 5 × 8 ft
The tub across the 5 ft end, then the toilet and a 30 in vanity on the long wall: the most common small full bath. A 5 × 7 ft room also takes a full bath, with an 18 in vanity, as the small bathroom layouts show.
Turning a half bath into a 3/4 bath
Adding a shower takes room as well as plumbing. The shower needs at least 900 sq in of floor and 30 in across (IRC P2708.1), plus 24 in of clear floor in front of its opening (IRC R307.1), so a 5 ft × 4 ft 3 in half bath can’t take one; the smallest 3/4 bath above is 5 ft 3 in × 6 ft. The new drain and supply lines, and often the venting, are work for a licensed plumber, usually with a permit. What adding a bathroom costs: cost to add a bathroom.
